For contractors and vendors

Clear scope. Paid when the phase is signed off.

You are good at your trade. The hard part is everything around it. A written scope before you bid, and money that arrives on a schedule.

Licensed and insured trades in Cuyahoga, Summit and Lake counties.

Scope before you bidLine items, quantities and photographs, published before anyone quotes.
Paid by phaseSubmit as you finish each one. No carrying a renovation to the end.

Why this exists

We hear the same five things from trades every week.

Each one on the left is something a contractor told us. Each one on the right is what we changed because of it.

What you deal with nowWhat we do about it
Too much work one week, none the next
Work comes from managed projects, not one off calls
You finish the job and then wait to get paid
Payment is released as each phase is signed off, on a set schedule
The scope is vague, and on site the job is bigger than you were told
The scope is written before anyone bids, so you price the real job
You drive across town and nobody is there to let you in
We hold the keys and we handle access
You call, text and email three people to get one answer
One coordinator on our Ops Desk, one line, one app

How a job runs

The difference is where the money sits.

Same turn, same eleven weeks, same total. The only thing that changes is whether you are carrying it or getting paid as you go.

Sign off releases the phase, and the photographs are what make sign off quick. Nothing is held back to the end, there is no retainage, and you are not waiting on the owner paying us first.

You bid a written scope

Line items, quantities and photographs, published before anyone quotes. Everybody bids the same document, so you are not competing against a smaller job than the one that is there.

You see the whole job first

Address, photographs and condition notes before you drive anywhere. We hold the keys, so somebody is there to open up in the window you booked.

We hold the keys Booked to a window

Bigger than the scope? Say so first

Send a photograph before you carry on. It goes to the owner as a change and it is approved or it is not. What we never do is expect you to absorb it quietly.

PhotoChange raised Approved or not

Photographs are what close it

An owner who cannot see the work argues about it. An owner looking at dated photographs signs it off. That is the whole reason payment here is a schedule and not a negotiation.

BeforeDuringAfter All dated

If that sounds like how you already work, the application takes about three minutes.

Who we work with

You do not need to be the biggest company.

You need to do good work and answer your phone. That is most of it, and the rest is on the list.

What we look for
  • Licensed and insured for the trade you are bidding
  • You show up when you said you would, or you tell us before you do not
  • You take the photographs, because that is how you get paid
  • You price the scope in front of you rather than the one you hope it is
  • You say when a job is bigger than the scope, before you carry on
  • One person we can reach who knows what is happening on site
What ends it
  • Going silent mid phase, which is the only thing we cannot work around
  • Submitting a phase that is not finished
  • Changing the price after the bid without a change we approved
  • Working on the property outside the scope and invoicing for it after
  • Letting the insurance lapse and not telling us

Apply

Tell us your trade and where you work.

We will come back within two business days. If there is nothing in your trade right now we will say that rather than leave you wondering.

We check licence and insurance first Have the certificate to hand and it moves faster
First job is usually a small one A turn or a single phase, so both sides find out how it goes
You are paid on the same terms from day one No probation rate and no holding your first payment back

Contractor application

About three minutes. Nothing here commits you to a job.

Two business days to an answer either way.

Paid per phase, on a schedule. Sign off releases the money. No retainage held back and no waiting for the owner to pay us first.

Straight answers

What trades ask before the first job.

How and when do I get paid?

Per phase, on a set schedule, once the phase is signed off. You submit against the phase when you finish it rather than carrying a whole renovation for one payment at the end. The photographs are what makes sign off quick, which is why they matter to you and not just to us.

Do I need to be licensed and insured?

Yes, for the trade you are bidding. That is not negotiable and it is the first thing we check, because the owner is out of state and we are the name on the paperwork.

Who writes the scope?

We do, before anyone bids, with line items, quantities and photographs. Everybody bids the same document, so you are not competing against somebody who priced a smaller job than the one that is there.

What if the job turns out bigger than the scope?

You tell us before you carry on, with a photograph. We take it to the owner as a change and it gets approved or it does not. What we do not do is expect you to absorb it quietly.

How much work is there?

It comes from projects we are already managing, so it is steadier than one off calls, but we are not going to promise you a volume we cannot back up. Do good work on the first two and you will see the third.

Do I have to take the photographs?

Yes, and it is genuinely in your interest. An owner who cannot see the work argues about it. An owner looking at dated photographs signs it off, and payment is a schedule rather than a negotiation.

Who do I call when something goes wrong?

One coordinator on the Ops Desk. One line, one app, one person who knows the job. You are not working out which of four people has the answer.

Do I need to use your app?

For scopes, photographs and submitting against a phase, yes. That is where the money moves from. It is a phone app and there is nothing to install on a computer.

Anything not answered here, put it on the application and we will answer it when we come back.
