Mostly they are checking whether we are a real buyer or another list. Fair question, so here are the answers in writing.
We close. The buyer is a named investor who has already filled in a buy box and already has funding arranged, which is why we can answer in five days rather than after we have found someone. We are not assigning your contract on to a list.
No, and that is the point of walking it before we answer. Our team has already been inside with a contractor by the time you get a yes, so the answer you get is the answer.
Not on anything we saw. Your price is fixed at submission and our answer is written against that number. The only thing that reopens it is something nobody could have seen on the walkthrough, and in that case we tell you and you decide.
No. We need access to walk it and we need you on the thread. If you would rather be in the room for the walkthrough, come.
The photographs, the walkthrough video and the condition notes, yours to use however you like. We would rather you list it well with our media than feel like you wasted a week on us.
At the closing, through title, the same as any other transaction. We are paid separately by the buyer, so nothing comes out of your number.
